THE ROLE
Due to internal progression, we are looking to recruit within the established and busy New Build Property team of 5.  In this role you will work in a fast-paced conveyancing department which specialises in New Build transactions. Your role will be to support the fee earners with their cases. You will be speaking with clients and referrers daily whilst progressing files. 
 
This is a great opportunity for someone with conveyancing experience to specialise and become an expert within this role.  
 
KEY RESPONSIBILITIES 
  • Preparing the memorandum of exchange and all post exchange correspondence
  • Completion of all Stamp Duty Land Tax returns
  • Submitting the land registry priority searches and bankruptcy searches via the land registry portal
  • Preparing Certificates of Title for submission to lenders
  • Preparing invoices and completion statements 
  • Preparing in advance of completion all paperwork and correspondence
  • On completion days dealing with telephone calls, notifying all parties of progress and completion and submitting the stamp duty land tax returns
  • Updating the LMS and Lender Exchange portals with all post completion tasks up to the point of registration
  • Submission of applications to change the Register (AP1) and First Registrations (FR1) of properties
  • Dealing with requisitions raised by the land registry with the support of the relevant fee earner
  • Maintain the team spreadsheet, where necessary, with the tasks relevant to your role in the transactions
  • Reviewing of files to ensure Stamp Duty and Registrations were submitted within the required timeframes
  • Monitoring of file on which a retention or other monies are held and following up when required for release of those funds
  • Attending to file closing
  • Providing overall support to fee earners in the team in order for the team to run and operate smoothly.  
 
WHAT SKILLS & EXPERIENCE DO I NEED?
  • Conveyancing experience obtained in a similar role.  
  • Good knowledge of residential property processes and procedures and confidence in managing transactions.  
  • Secretarial and audio dictation experience. 
  • Efficient and well organised, with attention to detail.  
  • Well-developed communication and interpersonal skills.  
  • Adaptable and flexible with ability to work on own initiative as well as part of a team.  
  • Ability to prioritise a case workload within tight time constraints under pressure.
