New Build & Shared Ownership Conveyancing Solicitor

The Role
In this role you will work in a fast-paced conveyancing department which specialises in New Build and Shared Ownership transactions.    Based in our modern A12 Commercial Hub at Marks Tey you will enjoy a balanced work-life dynamic and a caseload that allows you to deliver to your clients.  You will work closely with the Head of New Build who will be close at hand to support you in developing and succeeding in the role.
 
Day to day you will act for first-time buyers and seasoned home movers who are purchasing a New Build property under the Shared Ownership scheme.  You will guide them through the conveyancing process in the purchase of their new build properties, highlighting the key features set out together with handling any related matter, which include residential sales, re-mortgages and transfer of equity.
 
You will be speaking to clients, developers’ sales teams and mortgage brokers to ensure each house sale and purchase proceeds as quickly and efficiently as possible. We pride ourselves on the clear and regular communication with clients and sales teams and our hands on approach ensuring we can meet deadlines set by developers to ensure our clients transactions succeed.  
 
The successful candidate will be supported by wider team members which include a legal assistant, secretary and post exchange executives.
 
Due to the growth of the department, we encourage all employees to engage in business development and marketing, so the successful candidate must be commercially aware and possess excellent relationship building and communication skills.
 
 What experience do I need? 
 
To be successful in this role you should have at least 3 years plus experience within Conveyancing and be confident in managing a busy caseload.  The right candidate must be confident and competent in technical aspects of Residential Property and Land Law alongside experience in New Build conveyancing.  An understanding of Shared Ownership would be helpful but not essential. 
 
We would expect you to be able to :
  • Review contracts, transfer and leases
  • Review site packs and raise enquiries, 
  • Deal with Financial arrangements related to property acquisitions on behalf of buyers/lenders including mortgage arrangements, ISAs and Gifts
  • Deal with residential lending
  • Review searches and prepare reports 
  • Advise clients/report to clients on title
  • Draft sale contract transfers and other ancillary documents
  • Develop and maintain relationships with clients and with other professional contacts
  • Promote and market the team
